Residential (R)
Honolulu's smallest standard residential lots — Kalihi, Palama, older Honolulu neighborhoods.
The most common single-family district in Honolulu. Covers most of East Honolulu, Manoa, Kaimuki, Aiea.
Larger-lot residential. Common in Kahala, portions of Hawaii Kai, hillside subdivisions.
Estate-scale residential with wider setbacks and lower coverage than R-7.5.
Large residential lots. Found in hillside districts and estate areas such as Tantalus and upper Nuuanu.
Apartment (A)
Low-rise apartment buildings and townhomes. Found in walkable Honolulu neighborhoods near transit.
Mid-rise apartment buildings. Common along Kapiolani Blvd, Nuuanu Ave, and urban transit corridors.
Honolulu's highest-density base apartment zone. Five-story mid-rise buildings on standard lots in Makiki, Pawaa, and Moiliili.
Agricultural (AG)
Working and hobby farms on the rural margins of Oahu. Strict coverage limits, generous setbacks.
Large-scale agricultural district requiring 1-acre minimum lots. Central Oahu, Ewa Plain, Waialua, Waianae Coast.
Business (B)
Small commercial nodes: corner stores, neighborhood retail, mixed-use main streets.
Mid-tier commercial corridor district. 45-ft height limit enables four-story mixed-use along Kapiolani Blvd and Ala Moana.
