AG-1 Restricted Agriculture

Agricultural district for working and hobby farms on the rural margins of Oahu. The 20% coverage maximum and 20-ft front yard create a wide, open character. Residential use is permitted as a secondary use incidental to agricultural operations.

Common locations: Waimanalo, Kaaawa, Punaluu, Hauula, Waialua, Waianae Coast rural areas, and agricultural lands in central Oahu.

Agricultural structures (barns, equipment storage) may be treated differently from residential coverage under certain conditions. Verify current ROH text. Height limit of 25 ft is lower than residential districts.

Common DPP plan-check violations

1Residential dwelling exceeding the modest coverage limit of 20% on otherwise open parcels
2Street-side setback of 20 ft (same as front yard) — often confused with the 10-ft residential standard

4Agricultural use not maintained where it is required as primary use
