How it works

From upload to citation-anchored report.

Typical pre-check completes in ~30 minutes for an 80-sheet residential set.

    License verification
    Before you can upload, we verify your HI architect or engineer license against the State DCCA roster. Non-licensed users cannot place an order.
  2. 02
    Upload plan set
    Drop a single PDF (cover + site + floor + elevations + sections, up to ~80 sheets). The system splits it into per-page images at 300dpi.
  3. 03
    Sheet classification
    A fast routing pass classifies each sheet — site plan, floor plan, elevation, section, structural, MEP, schedule, detail.
  4. 04
    Attribute extraction
    A vision pass reads each sheet for measurable attributes: setbacks, FAR, lot coverage, heights, egress paths, occupancies. Every extracted value records its source sheet and coordinate.
  5. 05
    Compliance check
    Each extracted attribute is compared against the parcel's zoning rules and applicable code. Hits become flags with confidence scores.
  6. 06
    Citation validation
    Every flag's code quote is exact-matched against the source corpus before publication. Unverified quotes are held for review — never shipped with a guess.
  7. 07
    AE review
    You receive a report in your dashboard. Review each flag, dismiss what doesn't apply, request a variance draft on what does. Download the final PDF when ready.

    You file
    Take the report and your stamped drawings to DPP — or skip the queue via your SCP. Ikena Permit never touches the AHJ.
